Building in Guernsey

Put your warranty in place before you break ground

Whether it is a single self-build in the Castel, a small terrace in St Sampson or an apartment scheme in St Peter Port, the people who buy your homes will usually need a mortgage - and their lender will want to see a structural warranty from a provider it accepts.

Island Warranties arranges that cover with warranty providers who insure Guernsey sites and can inspect them at each stage of the build. We deal with the paperwork, the technical questions and the timing, so the warranty is ready when your buyers' advocates ask for it.

The Bailiwick has its own planning and building control regime, separate from England and Wales. The provider's technical standards have to work alongside it, and we make sure that is agreed at the start rather than discovered halfway through the build.

Island know-how

What is different about a Guernsey warranty

Inspections that fit the island

The provider's surveyor needs to see the foundations, the structure and the finished home. On Guernsey that can mean a flight or a ferry, so we plan the inspection points with you at the outset and keep the provider informed as the programme moves.

Materials and programme

Materials arrive by sea and programmes slip. If your build method or timetable changes, the provider needs to know. We keep that conversation going so a change on site does not become a problem with your cover.

Local lenders and advocates

Your buyers will borrow from island banks and use island advocates. We check the provider is one they are likely to accept before you commit, rather than finding out at the point of sale.

Granite and older buildings

Many Guernsey projects convert or extend traditional granite buildings. Existing structure has to be assessed as well as the new work, and we know which providers are comfortable with it.

Alderney, Sark and Herm

Cover for the smaller islands of the Bailiwick

Developments on Alderney and Sark bring their own challenges - fewer sailings, fewer local trades and longer lead times for inspections. Some providers will not cover them at all.

Tell us about your project early and we will find out which providers will take it on, how inspections will work and what they will need from you, before your programme is fixed.

Guernsey questions

Structural warranties in Guernsey - your questions answered

Is a structural warranty compulsory in Guernsey?

In most cases there is no law that says a new home in Guernsey must have one. In practice most mortgage lenders expect a new or converted home to come with a structural warranty from a provider they accept, so without one your buyers may not be able to borrow.

Can I get a warranty for a Guernsey property that is already built?

Sometimes. A few providers offer cover for completed properties if there is enough evidence of how the building was put together - drawings, building control sign-off and photographs taken during the build. Where work is still under way, a retrospective structural warranty is often possible.

How long does it take to arrange cover in Guernsey?

Fast. Every enquiry gets an instant reply with your reference, and we usually call you the same working day. Once we have your completed proposal and drawings, insurer quotes usually come back within one working day. Retrospective cover and unusual sites can take longer while the provider reviews them, so the earlier you ask the better.

Do you cover Alderney and Sark?

Yes, we arrange cover across the Bailiwick of Guernsey, including Alderney and Sark, subject to a provider agreeing to the site.
