The process

Five steps to a structural warranty

  1. Tell us about the project

The island, the address, what you are building, how many homes and where you are up to. The short form takes a minute.

  2. Initial assessment

We match the scheme to providers who cover your island, build method and stage, and tell you what they will need to see.

  3. Your quote

A written quotation naming the provider, with the premium, inspection fees and our fee shown separately, plus our terms of business.

  4. Technical review and inspections

Once you accept, the development is registered. The provider reviews the design and its surveyor inspects the work at key stages.

  5. Warranty issued

When each home is complete and signed off, the provider issues its final certificate - ready for your buyer's lender and advocate.

Inspections

What happens during the build

The provider's surveyor visits at the stages that matter most to the structure. The exact points vary by provider and by scheme, but they typically include:

  • foundations and below-ground work, before they are covered
  • the superstructure - walls, frame and floors
  • the roof structure and the building envelope
  • pre-plaster and completion checks

On the islands we agree these stages with you before you start, so visits can be booked around flights and ferries and the build is not held up. If the surveyor finds something that needs putting right, it is dealt with on site and signed off before the final certificate is issued.

Before cover is arranged

We give you our terms of business and confirm your needs in writing before any cover is bought, so you know exactly what you are getting and from whom.

During the build

Tell us, or the provider, about any change to the design, build method, contractor or programme. It keeps your cover in step with what is actually being built.

After completion

The final certificate stays with the home for the policy period. If an owner ever needs to make a claim, it goes to the provider or insurer named on the certificate.

How it works - common questions

How quickly can a structural warranty be arranged?

Fast. Every enquiry gets an instant reply with your reference, and we usually call you the same working day. Once we have your completed proposal and drawings, insurer quotes usually come back within one working day. Retrospective cover and unusual sites can take longer while the provider reviews them, so the earlier you ask the better.

Do I pay anything before I accept a quote?

No. Our quotations are free and there is no obligation. Premium and fees only become payable once you accept the terms and the development is registered, and our broker fee is only charged on success - if we do not arrange your cover, you pay us nothing.

Who carries out the inspections?

The warranty provider appoints its own surveyors. They inspect for the provider's technical standards and are separate from the island's building control, although the two often look at the same stages.
